Plunge Pool Installation in Middleton, MA

Many Middleton homes run on septic, so a plunge pool here starts with a map: 20 feet from the leaching field, 20 from side and rear lines, 25 from the front.

What to know before you start.

Add 12 feet from the house, and remember those distances cover any structural deck as well as the pool shell. The permit set is thorough: two sets of construction plans with depth and sections, and a certified plot plan showing the well or water supply, drainage, walks and fences. Middleton won't issue an occupancy certificate until the fence enclosure is complete.

After setbacks, wetlands usually decide the spot. Pools are named outright in the Conservation Commission's 25-foot no-disturb policy, and along the Ipswich River and Boston Brook that strip can claim a good part of a back lot. Houses on town water can't fill a pool during a Level 5 restriction. Out on the western and northern edges, granite close to the surface may limit how deep we can go.

Local rules that can affect your plunge pool project.

  • 25-foot no-disturb policy

No construction within 25 feet of a wetland or bank, and 'construction' explicitly includes pools, walls, sport courts, decks, driveways, clearing and grading. Work in the 100-foot buffer must leave 25 feet of natural vegetation next to the wetland.

  • Pool setbacks

A pool and any structural deck must be at least 12 feet from the house, 20 feet from side and rear lot lines, 25 feet from the front line, and clear of septic leaching areas. Barriers must be 48 inches or taller with self-closing, self-latching gates.

  • Pools and septic leaching areas

In-ground pools must be at least 20 feet from the edge of a septic leaching field or its reserve area. Above-ground pools need at least 10 feet.

  • No pool filling at Level 5

Town water customers can't fill pools under a Level 5 restriction, when only hand-held watering in the evening and overnight is allowed. Check the Water Division's page for the level in effect.

How far does a pool have to be from my septic system in Middleton?

An in-ground pool needs at least 20 feet from the edge of the leaching field or its reserve area. An above-ground pool needs 10 feet. Those clearances sit on top of the lot-line and house setbacks.

Where does the water go when a Middleton pool is emptied?

The town requires a pool that can be drained completely, with the water disposed of in an approved way that won't become a nuisance to the neighbors. The drain route goes on the plot plan with the drainage details.
